Vertical specialization

Six property types. Six playbooks.

We do not treat a Class A office park the same way we treat a 600-acre HOA. Each vertical has dedicated supervisors, a tailored scope template, and a reporting cadence built for that industry's stakeholders.

Service-level agreements

Three contract tiers. Spelled out.

Every Apex contract states the SLA in plain English on page two. No interpretation, no fine print. If we miss a window, the missed visit is credited within ten business days — automatically.

Vendor transition

90 days from contract signing to steady state.

Half of our new accounts come from properties switching vendors mid-contract. We have done this 60+ times. Here is what the runway looks like.

  1. Week -4

    RFP scoring & scope alignment

We review your current contract, prior 12-month service logs, and any deficiency lists. Meet with your previous vendor when possible to capture institutional knowledge.

  2. Week -2

    Site mobilization plan

GIS map walk, asset inventory (every tree, every controller, every bed), photographic baseline of current conditions. Both parties sign the asset condition report.

  3. Day 1

    Crew on site

Dedicated crew introduced to your facilities team. Vehicle decals carry your account manager's direct line. We provide a one-page tenant-facing FAQ for your front desk.

  4. Day 30

    First QBR & punch-list close

Walk the property with stakeholders. Review the deficiency list inherited from the previous vendor and confirm what we closed, what was descoped, and what needs a separate proposal.

  5. Day 90

    Steady state

Photo reports landing on your calendar. KPIs trending. Most accounts hit steady state by week 12 — no surprises after this point unless we surface them first.
